Then buyers can do something a video tour can't: ask the listing questions — "how wide is the kitchen island?", "which way does the primary bedroom face?" — answered by whichever LLM you or your portal already use, over our MCP surface.

This is RakuAI's flagship vertical, and we're building it in the open. The page below is honest about what ships today versus what's on the roadmap. We're pre-revenue and looking for early-access agents and pilot brokerages — not claiming a finished product.

3D listing tours aren't new. What's new is doing it from a phone, making the space answer questions, and never locking you to one vendor.

The pitch isn't "a fancier tour." It's fewer wasted showings, listings that pre-qualify buyers, and a capture cost low enough to put on every listing — not just the luxury ones.

Every listing, not just luxury

When capture is a phone walk-through instead of a paid scan-tech visit, an immersive tour stops being a line item you reserve for high-end homes. The marginal cost drops toward zero, so it can go on the whole book.

Fewer low-intent showings

Buyers who can explore the space and get their basic questions answered up front tend to self-select. The in-person showings you do run are with people who've already walked it virtually.

A listing that answers at 2am

"Does the garage fit two cars?" "Which way do the bedrooms face?" The listing fields those questions itself, grounded in the scan, whenever the buyer is actually browsing — not only during office hours.

Your AI, your portal

Because it's a neutral MCP surface, a brokerage or portal can wire the listing's Q&A into whichever LLM it already pays for, under its own brand — no forced vendor switch.

We'd rather under-promise. RakuAI is pre-revenue and this vertical is early. Here's the honest line between shipping and roadmap.

Shipping today

  • Phone-based capture and cloud 3D Gaussian-splat reconstruction (the Raku Capture flow).
  • Scene query over the MCP surface — an LLM can walk a reconstructed space and answer questions about it.
  • Multi-LLM support: Claude, ChatGPT, Gemini, and Copilot can all drive the runtime.

In flight / roadmap

  • A polished, real-estate-specific listing viewer and one-click share link tuned for buyers, agents, and portals.
  • Listing-grade Q&A templates (dimensions, orientation, fixtures, "what's included") and embeddable widgets for portals and MLS-adjacent sites.
  • Agent/brokerage accounts, per-listing organization, and analytics on what buyers ask.

What we don't have yet

  • Paying real-estate customers. We're pre-revenue and looking for early-access agents and pilot brokerages — we don't claim signed customers we don't have.
  • An MLS/portal integration you can switch on today; integrations are per-pilot work right now.
  • Measurement guarantees. Dimensions an LLM reports from a scan are estimates for buyer convenience, not a survey or appraisal.
